Home Inspector
License Description

Home Inspectors inspect structures using engineering skills to determine structural soundness and compliance with specifications, building codes, and other regulations. Inspections may be general in nature or may be limited to a specific area, such as electrical systems or plumbing.

Legislation: NH RSA 310-A:182-201; Administrative Rules Chapter Home 100-700

Licensure Requirements:

  • Must be at least 18 years of age
  • Have successfully completed high school or its equivalent
  • Completed no less than 80 hours of board-approved education covering core components of residential buildings of four units or less
  • Provide proof of passing the board-adopted examination required for licensure
  • Any person engaged in the design or installation of airborne radon mitigation devices in New Hampshire shall hold a current certification from either the National Radon Proficiency Program offered by the American Association of Radon Scientists and Technologists, Inc., or the National Radon Safety Board
  • No person shall perform residential mold assessment services for remuneration unless that person possesses a valid national third party certification for mold assessment from the American Council for Accredited Certification

Examination: Successfully pass the National Home Inspectors examination created and graded by the Examination Board of Professional Home Inspectors

Continuing Education: Completion of 20 hours of continuing education in each two-year renewal period on appropriate building regulations including any recent revisions to regulations

Fees:

  • License/Application: $200
  • Certificate fee: $50
  • Biennial renewal: $200

Reciprocity: Permitted if the other state's licensing requirements equal or exceed those of New Hampshire as determined by the Board
