LICENSED RESIDENTIAL APPRAISER
License Description Real Estate Appraisers examine real property and estimate its market value. When buying or refinancing real property, mortgage lenders frequently require an appraisal performed by a license holder. A Licensed Residential Appraiser is a person that is licensed by TALCB to perform residential real property appraisals. A Licensed Residential Appraiser is authorized for the appraisal of non-complex residential 1-4 unit properties with a transaction value less than $1,000,000 and complex residential 1-4 unit properties with transaction values of up to $400,000 for federally related transactions and non-federally related transactions. Note: The Licenses issued by the TALCB primarily relate to real estate appraisals used in transactions such as change of ownership. A separate appraiser license is issued by the Texas Department of Licensing and Regulation for those who appraise real estate for property tax purposes.
